Hidden Renovation Costs in Singapore: The Checklist

Most renovation budgets don't fail on the big items. They fail on the accumulation of items nobody priced: the disposal run, the extra electrical points, the painting touch-up after carpentry, the shower screen everyone assumed was included.
This checklist comes from the items we most often see missing when homeowners send us their quotations for review. Use it before you sign, not after.
Site and preliminaries
Unglamorous, easy to omit from a quote, and guaranteed to be needed:
- •Haulage and debris disposal — commonly S$500–S$1,200 depending on volume and access
- •Floor and lift protection during works (condos usually require it)
- •Renovation permit applications and deposits
- •Post-renovation chemical cleaning
Electrical: the quiet budget-eater
First quotes often carry a token electrical line. Then the real count happens: every wall light, ceiling point, data point, and appliance socket is a point, and a 4-room home routinely needs 20–40. Adding points costs roughly S$800–S$1,500; a partial rewire S$1,800–S$3,000; a full rewire for older units S$3,500–S$6,000.
Cove and concealed lighting also needs false-ceiling access — if you want the light, you may also be buying the ceiling.
The carpentry interior you can't see
Two identical-looking wardrobes can differ by thousands based on what's inside: soft-closing hardware, internal drawers (each one costs more than a shelf), accessories trays, and internal material grade. If the quote only states feet run and external finish, the interior is undefined — and undefined means either basic or extra.
Wet works and the things behind them
Bathrooms and kitchens hide the most surprises:
- •Waterproofing when re-tiling bathrooms — necessary, sometimes quoted as an 'extra'
- •Plumbing relocation — moving a sink or WC outlet costs far more than replacing in place (indicatively S$800–S$2,500)
- •Sink, tap, and sanitary fittings — quotes often cover installation only, with supply on you
- •Hacking surprises in resale units: uneven screed, embedded pipes, moisture damage
The items everyone assumes someone else priced
Ask explicitly about each of these — they sit in the gap between renovation and 'moving in':
- •Doors: bedroom doors, toilet doors, or re-laminating existing ones
- •Glass and aluminium: shower screens, kitchen backsplash, mirror panels
- •Curtain pelmets and window treatments
- •Appliances and light fittings — supply is almost never in the renovation quote
- •Aircon: new units or trunking rework, especially in resale flats
Variation orders: the cost of deciding late
Most projects change once work starts — a socket moved, a material upgraded, a cabinet added. Individually small, variation orders commonly add 5–15% to a project. Two defences: decide as much as possible before work starts, and confirm in writing how variations are priced and approved before you sign.

How much buffer should I keep on top of the quotation?
A common planning figure is 10–15% of the contract value for variations and surprises — more for older resale units, less for a new BTO with a tightly defined scope.
Is GST a hidden cost?
It shouldn't be, but it often is. If a contractor is GST-registered and the quote says GST is not included, add 9% to get your real total. Always confirm the GST position in writing.
Are exclusions in a quotation a bad sign?
No — explicit exclusions are honest and useful. The dangerous quote is the one that simply doesn't mention items, leaving you to discover them as additions later.
