Is Your Budget Enough for a 4-Room BTO? A 2026 Reality Check

PRDT Interior / Productions Pte Ltd · Last updated 2026-07-18

Before comparing designs or contractors, one question decides everything else: is your budget realistic for what you want done? A 4-room BTO is Singapore's most common renovation — and two homeowners with the same floor plan can receive quotes S$30,000 apart, simply because of carpentry quantity and material choices.

Based on PRDT's current pricing model — the same one behind our online budget estimator — here is how to check where your number stands for a typical 93 sqm 4-room BTO in 2026, and what actually moves it.

Indicative cost by finish level

For a whole-home renovation of a new 4-room BTO (flooring, painting, kitchen carpentry, wardrobes, toilet works, false ceiling with lighting, and electrical works), PRDT's pricing model gives these indicative ranges:

  • Budget finish (vinyl flooring, laminate kitchen, essential carpentry): around S$28,000–S$44,000
  • Mid-range finish (tiles or better vinyl, quartz-top kitchen, sliding wardrobes): around S$37,000–S$57,500
  • Premium finish (marble-look surfaces, premium carpentry, full electrical rewiring): around S$62,000–S$97,500

Why BTO renovations cost less than resale

A new BTO needs no hacking or demolition — there is nothing to tear out. Resale flats commonly add hacking, disposal, and making-good works before the new renovation even starts, plus more extensive rewiring for older units. That is why the same scope in a resale flat of the same size typically runs a few thousand dollars higher.

BTO units also come with newer electrical infrastructure, so many homeowners only need additional points rather than partial rewiring.

The single biggest cost driver: carpentry

Carpentry is priced by the foot run, and it is the item that separates a S$35,000 renovation from a S$60,000 one. A kitchen with 16 feet of top and bottom cabinets, two bedroom wardrobes, a TV feature wall, and a study desk adds up quickly.

Internal fittings matter more than external looks: soft-closing hardware, internal drawers, and accessories can change a wardrobe's price significantly while looking identical from outside. When comparing quotes, always check the feet run and what is inside the carpentry, not just the facade.

Where budgets typically stretch

In our experience reviewing homeowner submissions, these are the items most often underestimated in a first budget:

  • Electrical points and lighting circuits — often 20–40 points in a 4-room flat
  • False ceiling and cove lighting details
  • Painting touch-ups after carpentry installation
  • Glass or aluminium works (shower screens, backsplash)
  • Haulage, disposal, and post-renovation chemical cleaning
  • Appliances and sanitary fittings — confirm early whether these sit inside or outside the renovation budget

How to keep a 4-room BTO under S$40,000

It is achievable with discipline: keep carpentry to the kitchen and wardrobes only, choose vinyl flooring over tiles, keep existing bathroom fittings where possible (BTO bathrooms are new), and phase nice-to-have items like feature walls for later.

The trade-off decisions are easier to make before you commit to a contractor — which is exactly what a renovation pre-check is for.

Frequently asked questions

Is S$30,000 enough to renovate a 4-room BTO?

For a focused scope — vinyl flooring, painting, kitchen carpentry, and one or two wardrobes at budget finish — it can be workable. A whole-home renovation with mid-range finishes typically sits above that. A pre-check against your specific scope will show where your budget stands.

Do these figures include appliances and furniture?

No. Renovation quotations in Singapore typically exclude appliances, sanitary fittings, curtains, and furniture. Always confirm what sits inside the quote.

Why do quotations for the same flat differ so much?

Mostly carpentry quantity, material grades, and what is excluded. A lower headline price often excludes haulage, painting, or electrical works that reappear later as additional charges.

Are these prices guaranteed?

No — they are indicative planning ranges from PRDT's current pricing model. Final pricing always depends on site measurement, material selection, and a detailed scope discussion.
